BINGHAMTON -- Establishing trust brings in no money, but whenever the friendly woman in the white minivan parks outside the home of another potential customer, she reminds herself of how the first meeting is the most important part of the selling process.

Any personal property worries about unsupervised visits to homes are secondary to the welfare of the animals.
"The pet is always an integral part of the family," said Hotchkiss, founder and sole proprietor of Premium Pet Services, discussing the characteristic that seems common to every customer. "Many times, it's their child. A lot of my clients don't have children, they have pets."
She provides services for cats, rabbits, birds and other creatures, though dogs are her focus.
Pet-sitting is the main segment of the Binghamton business.
During scheduled visits to a home, Hotchkiss makes sure an animal is fed, watered and well, and receives personal attention beyond a pat on the head.
"Some people want me to just sit and hold their dog on my lap and pet them," Hotchkiss said. "Some people want that dog going for a vigorous walk to burn off energy."
A walking-only service is also provided. Hotchkiss said this is popular with customers that work long shifts and with people whose age or medical conditions keep them from heading outside with a leash in hand.
A 30-minute pet visit costs about $14, depending on the distance from Binghamton. A $5 surcharge is added during major holidays.
The white minivan also serves as a pet taxi, shuttling animals to appointments with veterinarians and groomers.
Hotchkiss began the business in February 2006. She runs it out of a house she shares with her husband, two children and two dogs.
Her dogs are happy but curious when she arrives home from work, carrying the scents of animals previously unknown to the household.
The service territory consists of Binghamton, Endicott, Johnson City, Vestal and Endwell.
Hotchkiss works seven days a week, and is busiest during the periods around Thanksgiving and Christmas.
"I love what I do. Can't you tell?" she said recently, having a cup of coffee while between sitting assignments.
Hotchkiss said she's spending more money than she's earning but expects Premium Pet Services to become profitable this year -- when she plans to hire one or two people and begin serving customers in additional parts of Greater Binghamton.
Not all dogs greet their sitter with lolling tongues and wagging tails. Some growl, skulk or bare their fangs. Hotchkiss is unafraid but respectful of those canines wary of strangers.
"I handle difficult dogs with no problem," she said. She is a member of the Association of Pet Dog Trainers and is studying to obtain training certification from the organization.
"I do tons of reading on behavior and nutrition," Hotchkiss added.
Premium Pet's owner does not recommend extended periods of pet sitting for young, energetic dogs. One or two days of home-visit care are fine, she said, but the pups should not be left alone for any longer than that.
Services for cats are another large business segment, and second only to dog-related care. Hotchkiss said she is not surprised, as felines typically dislike being taken from their homes.
"Cats don't do well at all in a boarding situation," she said. "I have a huge cat clientele."
Scooping litter boxes is one of the tasks she performs during house calls for cats.
If the business continues to grow and this year's planned expansion is a success, Hotchkiss will consider a much larger step in the evolution of Premium Pet Services: franchising. She believes that a carefully planned pet-sitting concept could work in all 50 states.
"This is a segment that's really appealing because it's personalized. And who wants to put their dog in a kennel?" Hotchkiss said. "Most people get a guilty feeling. This is one way to not do that."
Her two children, ages 10 and 13, are also animal lovers, and their mother wants one of them to someday take over the business.
"That would be a very good ending for me," she said.
